Real estate prices fall in Yerevan

YEREVAN. - In April the average market price for 1 square meter of residential space of multi-apartment buildings in Armenian capital constituted AMD 257 thousand ($ 688). This figure is by AMD 20 thousand ($53.5) lower in relation to April 2010.

The largest decline in average prices is registered in “fashionable” districts of Arabkir and Shengavit, AMD 41.9 thousand and AMD 26.1 thousand per square meter respectively.

Kentron district still holds the absolute record of highest prices on real estate. Although prices here declined by AMD 21.9 thousand in relation to previous April, they are still capable of surprising vendees from “rich countries” with a cost of AMD 447.3 ($1197) per square meter.

The price dynamics in Yerevan reflects marked decrease of demand for housing. Also there is a significant reduction of consumers with average income, which is especially visible in sharp decline of prices in “fashionable” Arabkir district.

В Армении стали меньше покупать недвижимость

В феврале 2012 года в Армении в отношении недвижимого имущества было реализовано 14 384 сделки, что ниже аналогичного периода 2011 года на 3%. При этом, как сообщает Государственный комитет кадастра недвижимости Армении, в феврале по сравнению с январем 2012 года этот показатель увеличился на 47,6%.
В феврале 2012 года в отношении недвижимого имущества было реализовано 3 015 сделок по отчуждению, из которых 78,2% составили сделки по купле-продаже, 21,1% - сделки по дарственной и 0,7% - по обмену.
По линии сделок купли-продажи 38% приходится на столицу, а 39,2% сделок были оформлены по многоквартирным жилым зданиям. В то же время в феврале 2012 года по сравнению с январем число сделок по отчуждению недвижимого имущества сократилось на 20,1%, а по сравнению с февралем 2011 года – на 14,8%.
В феврале 2012 года 69,4% сделок по купле-продаже недвижимого имущества в Ереване было совершено в отношении квартир многоэтажных жилых зданий. При этом в феврале по сравнению с январем 2012 года число сделок в столице сократилось на 12,3%, а по сравнению с февралем 2011 года рост составил 14,1%.
Согласно данным Госкомитета кадастра недвижимости, средняя рыночная цена 1 кв. м в феврале 2012 года в многоэтажных жилых зданиях административных районов Еревана (за исключением Норк-мараша) составила 250,1 тыс. драмов по сравнению с 260 тыс. драмов за аналогичный период 2011 года. Надо отметить, что в феврале текущего года по сравнению с январем цены сократились на 0,5%.
В центре столицы цена 1 кв. м в мае составила 400 тыс. драмов (в феврале 2011 г. - 442.8 тыс.), в административном районе Арабкир – 334 тыс. драмов (в феврале 2011 г. - 356.1 тысяч), Канакер-Зейтун – 260,1 тыс. драмов (в феврале 2011г. – 275,2 тыс. драмов), Нор-Норк – 225 тыс. драмов (в феврале 2011г. – 228.1 тыс. драмов), Аван – 234 тыс. драмов (в феврале 2011г. – 231 тыс. драмов), Эребуни – 233,4 тыс. драмов (в феврале 2011г. – 236,3 тыс. драмов), Шенгавит – 229,1 тыс. драмов (в феврале 2011г. – 237,3 тыс. драмов), Давташен – 254,6 тыс. драмов (против 261,4 тыс. драмов), Ачапняк – 221 тыс. драмов (против 222,2 тыс. драмов) драмов. Самые низкие цены были зафиксированы в административном районе Малатиа-Себастиа – 219,8 тыс драмов (в феврале 2011 г. – 221 тыс.), а в Нубарашене – 140 тыс. драмов(в феврале 2011 г. – 149 тыс).
